Framing lumber, store by store

No store is cheapest everywhere. Across the 12 products in these tables, the lowest price sits at 8 different stores (BMR, Canac, Gagnon La Grande Quincaillerie, Home Depot Canada, Matériaux Laferté, Matério, Patrick Morin and RONA), so the cheapest store depends on what is on your list. A check mark flags the lowest price in each column.

How lumber prices moved over five weeks

From August 28, 2026 to October 1, 2026, we ran 43,970 price checks on 126 lumber products at 9 Quebec retailers. The lowest price available on spruce-pine-fir rose 0.8 percent over the period, and the lowest price on pressure-treated lumber fell 0.6 percent. Across everything we followed, the lowest price rose 0.2 percent.

That measure follows the best price on offer each week, which is what you pay by shopping around, and not an average of the market. For the same piece of wood, the median gap between the cheapest and the priciest store was 6.0 percent.

In your province: what Statistics Canada says

The shelf prices on this page are what Quebec retailers charge. If you build somewhere else, the best official yardstick we have is Statistics Canada's building construction price index, which follows what builders pay for wood, plastics and composites in a single-detached house in each province.

Quebec, where our shelf prices come from, reads 118.8, up 5.0% on a year earlier. That is the highest of the 9 provinces Statistics Canada tracks, and Ontario is lowest at 97.4 in the second quarter of 2026. These are cost indexes set to 100 in a base period: they say how fast lumber and panel costs have moved in each province, not what a single item sells for at your local store. We will publish real shelf prices for your province as it goes live.

Statistics Canada publishes no index for Prince Edward Island or the territories.

Frequently asked questions

Answers to the most common questions

Which store has the cheapest lumber?

None of them on every product. Across the 12 products we compared, the lowest price sits at 8 different Quebec stores (BMR, Canac, Gagnon La Grande Quincaillerie, Home Depot Canada, Matériaux Laferté, Matério, Patrick Morin and RONA), and the answer changes with the weekly flyer. Compare the sizes on your own list.

Did lumber prices go up recently?

Over the five weeks to October 1, 2026, the lowest price on spruce-pine-fir rose 0.8 percent and the lowest price on pressure-treated lumber fell 0.6 percent at the Quebec retailers we follow. That tracks the best price on offer each week, not an average of the market.

How big is the price gap between stores for the same lumber?

For the same piece of wood, the median gap between the cheapest and the priciest Quebec store we follow was 6.0 percent as of October 1, 2026. On a long list the dollars add up, so price the whole list store by store.

Are lumber prices the same across Canada?

No. Prices depend on the province, the region and the store. Statistics Canada publishes a construction price index for the wood division by province, and the table on this page shows how it differs. The shelf prices on this page are Quebec prices.

Why is treated lumber so much dearer than regular lumber?

It has been pressure-treated with a preservative so it can sit outdoors, which adds a process and a cost. Use it for decks, posts and anything exposed to the weather or the ground, and use regular framing lumber for dry interiors.

Do these lumber prices apply outside Quebec?

Not directly. Every price on this page is what a Quebec retailer charged on the date shown. Buildsavr is live in Quebec today and rolling out province by province, so we do not publish shelf prices for other provinces yet. Statistics Canada's construction price indexes, quoted on this page, show how building costs differ from one province to the next, but only a store's own tag tells you what you will pay.
