The priced materials, at the cheapest and priciest store

The plan is a 10 x 12 ft shed on skids, with 2x4 walls at 16 inches on centre and a single-slope roof. The quantities below are the usual order of magnitude for that plan, and your own drawing sets the real count.

For each item the table gives the cost at the cheapest and at the priciest Quebec store we track, seen between September 25, 2026 and October 13, 2026. No single store sells every item at its lowest price, which is the point of comparing store by store.

Unit prices tracked by Buildsavr at Quebec retailers, seen between September 25, 2026 and October 13, 2026: the lowest and the highest price we found for each item, each at a single store, so the two totals are a floor and a ceiling and no store sells the whole list at either. Before tax. This is NOT the cost of the shed: the floor, the rafters, the siding, the door, the fasteners and the roof membrane are not in it. Quebec prices only; we are rolling out province by province.

What is not in that number

Be wary of any shed price that sounds complete. The following is real money and is not in the table above, because we do not publish a price we cannot back with a store tag.

  • The floor: skids or a foundation, floor joists and the floor panel, usually in pressure-treated lumber.
  • The roof frame: rafters or trusses.
  • The siding and trim, which is often the biggest step between a basic shed and a finished one.
  • The door, any windows, hinges, and the fasteners for all of it.
  • The roof membrane, flashing and ridge cap.
  • A concrete pad, if you pour one, and electrical work, if you run power.

The choices that move a shed budget

Three decisions change the bill more than the price of any single item. The foundation: skids on gravel are the lightest option and a concrete pad the heaviest. The siding: a painted panel costs far less than a fibre cement or engineered wood board. The roof: asphalt shingles are the cheapest cover per square foot of roof, and metal costs more and lasts longer.

A kit saves you the cutting and the guesswork, and you pay for that. Buying the same list piece by piece usually costs less, and takes more time and some tools. If you build several sheds, price the list store by store every time.

Permits

Many municipalities require a permit or an authorization for a shed above a certain size, and set rules for how far it must sit from the property line and how tall it can be. The thresholds differ from one municipality and one province to the next, so check with yours before you buy anything.

In your province: what Statistics Canada says

The shelf prices on this page are what Quebec retailers charge. If you build somewhere else, the best official yardstick we have is Statistics Canada's building construction price index, which follows what builders pay for residential building as a whole in each province.

Quebec, where our shelf prices come from, reads 113.3, up 5.0% on a year earlier. Alberta is highest at 117.8 and Ontario lowest at 106.6 in the second quarter of 2026. These are cost indexes set to 100 in a base period: they say how fast residential building costs have moved in each province, not what a single item sells for at your local store. We will publish real shelf prices for your province as it goes live.

Frequently asked questions

Answers to the most common questions

How much do the materials for a 10 x 12 shed cost?

The studs, OSB sheathing and shingles come to between $485 and $588 depending on the store for each item, from prices we saw between September 25, 2026 and October 13, 2026 at Quebec retailers. That excludes the floor, the roof frame, the siding, the door and the fasteners, so the full shed costs more.

How many 2x4 studs does a 10 x 12 shed need?

Our plan uses about 50 studs for walls at 16 inches on centre, including plates, corners and openings. Your drawing sets the real count, and a taller wall or more windows add studs.

Is it cheaper to build a shed or buy a kit?

Building from your own plan is usually cheaper in materials and takes more time and tools. A kit saves cutting and guesswork. Price both lists store by store before you decide, and add the foundation to either.

Do I need a permit for a shed?

Often, yes, above a certain size. The size threshold, the setback from the property line and the maximum height are set by your municipality, so ask before you buy materials.

What is the cheapest roof for a shed?

Asphalt shingles are usually the cheapest cover per square foot of roof. Metal sheets cost more and last longer. Our shingle and metal roofing guides price both.

Does this shed price apply outside Quebec?

Not directly. Every price on this page is what a Quebec retailer charged on the date shown. Buildsavr is live in Quebec today and rolling out province by province, so we do not publish shelf prices for other provinces yet. Statistics Canada's construction price indexes, quoted on this page, show how building costs differ from one province to the next, but only a store's own tag tells you what you will pay.
